Tim is a chartered surveyor (MRICS) and professionally qualified estate agent with 25 years’ experience of the Isle of Man property market. As a director at Black Grace Cowley, his practice spans residential sales and lettings alongside 12 years of specialist commercial agency and property management, with particular expertise at the upper end of the market.
He is one of the Island’s most experienced agents when it comes to high-value residential property, advising on significant private estates, luxury homes and discreetly handled transactions where presentation, judgement and confidentiality matter as much as price. Whether acting for a seller seeking the right buyer for a landmark home, or a buyer navigating a complex acquisition, clients come to him to think through what the right move actually is, not simply to complete a transaction.
Tim lives and works on the Island and knows it thoroughly: the neighbourhoods, the nuances and the people. Outside work he spends most of his time with his family, plays golf whenever the weather allows, and keeps fit year round.
Mark began his property career in London in 1998, establishing himself as a respected independent estate agent and playing a pivotal role in expanding a firm into a multi-office agency. Relocating to the Isle of Man in 2010 on Senior Race Day, Mark started his Isle of Man estate agency journey, subsequently then, in 2011 joining one of the islands leading agencies, successfully running its northern branch before progressing rapidly to Director level. In summer 2021, Mark joined the board at Black Grace Cowley as Residential Director. Backed by nearly three decades of industry experience and an NAEA qualification, he now leads and further develops BGC’s Residential Sales and Lettings department.
Away from work, Mark has been married to Terri since 2005 and is a proud father to three daughters: Ava, and identical Manx-born twins Izzie and Alice. An advocate of an active outdoor lifestyle, he enjoys running, swimming, scuba diving, and playing golf as a longstanding member of Peel Golf Club. Deeply committed to the local community, Mark actively drives BGC’s “Give a Little Back” initiative, supporting island charities and events through fundraising and sponsorship.
Ben is a Chartered Surveyor and RICS Registered Valuer with over ten years’ experience across the Isle of Man property market. As a Director of Black Grace Cowley, he oversees the Commercial Department, including property management, sales, lettings, valuation and professional work such as rent reviews and lease renewals. He has also acted on behalf of private clients in the acquisition of residential and commercial properties for owner occupation and investment.
Ben is one of the Island’s most experienced commercial chartered surveyors, with broad knowledge across the office, retail, industrial, development and investment sectors. He acts for a number of key clients across the Island’s leading commercial properties and developments, and is regularly the first point of contact for commercial property requirements of all kinds.
Ben is Manx born and bred, with a hands-on approach to managing the Island’s leading commercial property consultancy.
Mark Grace brings more than 40 years of experience in the Isle of Man commercial property market, having established himself as one of the island’s most experienced and accomplished commercial property professionals. His extensive knowledge and long-standing relationships across the sector have enabled him to advise on and deliver on a significant number of high-value transactions over four decades.
Having handled more commercial property deals than anyone else on the island, Mark is well placed to advise on all aspects of the market, be it office, industrial, retail, investment, or development opportunities. He also sits as a non-exec director on a number of Commercial property funds with assets across the Uk, giving him a depth of experience extending across all sectors, and offering clients unparalleled market insight and expertise.
Mark’s reputation is built on many years of hands-on experience, an in-depth understanding of the property market, as well as a proven track record of delivering results on complex and high-value transactions. His extensive knowledge and unrivalled transaction history make him the leading authority on commercial property in the Isle of Man.
Ali has worked with Black Grace Cowley for the past eight years and is based in the Peel office, at the heart of the town she calls home. Brought up in Peel, she spent a few years in Onchan before returning with her husband to raise their family, and describes herself as a “Peel girl” through and through. Being based on Atholl Place, right in the community, means clients can easily pop in for a chat, some advice, or the next step in their property journey.
The part of the role Ali enjoys most is helping people find their perfect home. Every client is different, and she takes real satisfaction in getting to know them, understanding what they are looking for and building a relationship based on trust. Property is a career she discovered relatively late but has embraced wholeheartedly, and she loves seeing the endless ways people transform a house into a home. Buying or selling can be stressful, so she takes pride in being someone clients can rely on for guidance, support and a friendly face throughout.
Outside work, Ali and her husband live in Peel and have two grown-up children. They love to travel whenever they can, from snowy mountains to sandy beaches, as long as there is good food and a glass of local wine involved. She likes to keep active, walking and going to the gym, though a chilled-out yoga session is her favourite of all.
Amber is a Commercial Property Administrator at Black Grace Cowley, helping keep the day-to-day management of the firm’s commercial property portfolio running smoothly. Although new to the role, she has always worked in customer-focused administrative positions, bringing strong organisational skills, attention to detail and the ability to stay on top of several tasks at once.
Her work covers tenant queries, organising maintenance, contractor access and inspections, keeping property records and health and safety information up to date, supporting lease renewals and service charge reconciliations, and making sure the property management system stays accurate and current. From invoices and insurance policies to fire risk assessments and annual reports, there is rarely a dull moment.
Amber particularly enjoys the client-facing side of the role and building positive relationships with tenants, clients, contractors and colleagues. Whether it is a lost key, a leaking tap, a maintenance issue or simply someone with a question, she likes being the approachable person who gets things sorted, and aims to keep the running of the properties as smooth as possible even when the unexpected happens.
Andrew is Head of Valuation and Professional Services at Black Grace Cowley and an RICS Registered Valuer. With more than 30 years’ experience across the private and public sectors, he has extensive expertise in commercial and residential valuation, asset management, landlord and tenant matters, and property consultancy.
Before joining Black Grace Cowley, Andrew held senior property and asset management positions with the Isle of Man Government, Conwy County Borough Council and the Environment Agency. His experience includes leading multidisciplinary professional teams, managing substantial and diverse property portfolios, and advising public bodies, financial institutions, businesses and private clients.
Andrew combines detailed local market knowledge with a pragmatic, commercially focused approach. He is particularly experienced in providing robust, evidence-based valuation advice for secured lending, financial reporting, acquisition and disposal, portfolio management and strategic decision-making.
Ben is a Property Manager at Black Grace Cowley with over five years’ experience in the Isle of Man property industry. Having worked with a number of local estate agents, he has built extensive knowledge of the local market and of residential property management, and enjoys helping landlords and tenants navigate every stage of the tenancy process.
What he enjoys most about the role is the variety. Before moving to the Isle of Man, Rachel worked in London for a private property investment company, which gave her valuable insight into the investment side of the industry. Sharon has worked in the Commercial Sales and Lettings department at Black Grace Cowley since 2003, giving her more than twenty years of experience of the Isle of Man commercial market. Before returning to the Island she spent five years in London, working for a property management company in St James’s and a large marketing agency in the West End.
Over the years she has helped businesses find everything from their first small office to larger industrial units, and has seen just about every type of commercial enquiry imaginable. She enjoys getting deals over the line and finding practical solutions when things do not go entirely to plan. Born on the Island, Sharon now lives in Port St Mary with her husband Will, their daughters Freya and Jasmine, and two cavapoos. She loves the scenery and community spirit in the south. Outside work she enjoys holidays, yoga, walking the dogs and making memories with friends and family.

Zoë has been part of the BGC team for seven years, starting out in residential sales before making the move into commercial property management.
