Many estate agencies still operate as little more than a broking service, introducing buyers to sellers and leaving the rest to chance. We take a different view, because agreeing a sale is only ever half the job. Independent research consistently puts the UK fall-through rate at somewhere close to one in four agreed sales, and the underlying causes apply just as much to a sale on the Isle of Man as they do to one across the water.
Why Sales Collapse
A buyer withdrawing rarely comes down to one single cause. In our experience — backed up by national research into failed transactions — the usual suspects are:
- Buyer remorse, where the size of the decision suddenly feels overwhelming and doing nothing starts to feel like the safer option.
- Something better appearing on the market, or a competing property making the buyer’s own offer look expensive by comparison.
- Issues raised at survey stage, which remains the single biggest cause of collapsed sales nationally.
- A change in personal circumstances — a new job, a promotion, a marriage or divorce, an inheritance, or a business hitting difficulty.
- Breaks further up or down a chain, or a mortgage offer that doesn’t materialise as expected.
These events are, for the most part, unavoidable and have a genuine effect on people’s plans. The real problem is timing.
Timing Is the Real Enemy
Because an agreed sale is not legally binding until exchange of contracts, the longer the gap between offer and exchange, the greater the opportunity for either party to change their mind. National data now shows that a significant share of failures happen within the first few weeks of a sale being agreed — which tells you that momentum, not just price, is what gets a sale to completion.
