What Proactive Selling Looks Like in 2026

  • Encouraging former sellers to relist. Island-wide housing supply remains tight — only around 150 new homes were built in 2024 against a projected need of almost 10,000 by 2041 — so every seller who steps back into the market becomes a buyer too, adding genuinely needed stock.
  • Showing buyers and investors why now remains a sound time to buy, using current Isle of Man Land Registry and Housing Market Review data rather than guesswork or outdated assumptions.
  • Knowing the mortgage market in real depth. Rates and lending criteria have moved a long way since 2019, and knowing which lenders are genuinely competitive today — not three years ago — can be the difference between a viable offer and a withdrawn one.
  • Staying embedded in the chain: chasing solicitors and lenders up and down the line, and renegotiating a distant link if that’s what it takes to hold the whole chain together.
  • Working intensively with serious buyers — helping them understand where compromise may be needed, and helping them recognise relative value so they make an offer with confidence and stick to it.
