When letting your property, you naturally want it to look its best — but how far should you actually go in terms of presentation?

Know Your Market Before You Spend

Start by understanding how your property genuinely sits within the market. Not every tenant has the same priorities, so walk through the property with your letting agent and identify its real strengths and weaknesses. Look at it through the eyes of a likely tenant, and consider what improvements would actually move the needle for that person — rather than spending on changes that won’t.

The tenant profile on the Island has shifted since 2019. With near-full employment and a steady flow of professionals relocating for work, a growing share of prospective tenants are people who could buy elsewhere but have chosen to rent while they find their feet — and they tend to have higher expectations of standard and presentation as a result.

Small Changes, Real Impact

Your property may be in generally good condition but let down by tired carpets. You could factor this into the rent, but new, or professionally cleaned, carpets can transform a property’s presentation and appeal to a tenant who might otherwise be put off. If the property needs updating more generally, however, new carpets alone are largely wasted money unless paired with a genuine improvement in overall presentation.

A tenanted property can experience harder wear than an owner-occupied one, and a new tenant will always prefer to make a property their own rather than simply moving into the last tenant’s space. A straightforward coat of paint does more for presentation than almost anything else, and rarely costs much to do properly.

Connectivity Is Now Assumed, Not a Bonus

Following the Isle of Man’s National Broadband Plan, full-fibre coverage now reaches close to the whole Island. That has changed what tenants expect as standard: fast, reliable broadband is no longer a nice extra, particularly for the professionals and remote workers who make up a growing share of the rental market. A property without has a genuine disadvantage when competing for good tenants.

Presentation Shapes Tenant Behaviour Too

A tenant who moves into a fresh, clean, well-presented, newly redecorated property — knowing they’ll need to return it in the same condition — is more likely to look after it carefully, and more likely to stay longer.
